How long does a home inspection take?
A home inspection takes between 1.5 and 3 hours depending on the size of the home. We usually arrive with multiple inspectors that inspect different components and areas of the home. Other factors that determine the inspections length include: the age of the home, the type and quantity of defects found and the additional services required.

Can a property fail an inspection?
No. A home inspection is an examination of the condition of a house on the day of inspection. A home inspector will describe the physical condition of the property and indicate what components and systems may need repair or replacement.

What is the difference between a home inspection, a code inspection and an appraisal?
Home Inspection: a visual, non-invasive assessment of a property that is predominately concerned with the home's safety, operation and condition as it appears on the day of the inspection. Home inspectors do not concern themselves with building code as homes do not need to retroactively comply with current building codes. Additionally, a home inspector will not recommend whether or not you purchase a specific home.
Code Inspection: verifies local building code compliance. This is usually done as part of new construction or remodeling. Code inspections verify that recent construction was completed to the current local code standards.
Home Appraisal: determines the value of a home and property. This is typically performed by an agent of the bank or lending institution that will hold your mortgage to protect the bank’s interest and confirm your purchase price reflects the value of the property.

Do home inspectors need to be licensed?
A New York state home inspector must be licensed and complete ongoing training through continuing education every two years.

Should I attend my home inspection?
You certainly don’t have to, but many home buyers find it helpful to attend. Some prefer to show up for the last part of the inspection. If you do not attend you will receive the inspection report detailing the information and our findings regarding the home. If you do attend a we will walk you around at the completion of the inspection and point out our findings and what will appear in the report.

Why should I have a home inspection?
The purchase of a home is usually the largest single investment you will ever make. As a home buyer it’s only natural to be excited when you find your perfect home. It is for this very reason that a professional home inspection is crucial. As the buyer it is very difficult to remove your emotions regarding the home and assess the home as a neutral observer. A licensed 3rd party with your interests in mind -who is not emotionally attached to the home- is exactly what is needed. Additionally, a trained inspector will be able to see and explain a variety of issues that the average home buyer would not be aware of.

When will I receive my home inspection report?
You will receive your inspection report within 24 hours after we have completed your inspection.

What if the inspection reveals problems?
All homes, even newly constructed, are not perfect. Fortunately, every home problem has a solution. Having a home inspection allows any concerns to be discovered and addressed so you can move forward with your purchase with confidence.

If I buy a newly constructed home, do I need a home inspection?
Yes. A new home is built with a progression of many sub-contractors. While uncommon, mistakes are made or details are sometimes overlooked. Having worked in the home building profession, I have the knowledge and experience to assure you that your new home will be up to your expectations.

What does a home inspection include?
A comprehensive home inspection will review the accessible and visible condition of the home from the basement to the roof, including the following systems and areas: site and grading,structural, roofing, exterior of property, electrical, HVAC (heating, ventilation, air condition), plumbing, interior of home, permanently installed kitchen appliances, and more.

Is a radon test included in a home inspection?
No. Radon testing is a separate service from a home inspection but a service that we provide.
